Woolhanger Farmhouse is a stone built fully rendered cottage at the heart of Woolhanger Farm on Exmoor. The farmhouse has an annexe which sleeps 2 in just one bedroom and is accessed through a separate front door. Bookings and enquiries can be made via the website, by email, phone or by letter. The 309/310 bus to Lynton and Barnstaple can be hailed where it passes on the A39 at Martinhoe Cross, 1 mile away. Taxis can be hired through Lyn Valley Taxi 01598 753800.
From the end of the surfaced road, follow the farm track for half a mile to the farm entrance. The remaining few yards from the main entrance down to the cottages is downhill and quite uneven so should be taken slowly. The cottages are through a large green gate on the right. There is a fine stone chip surfaced parking area in front of the cottages, which is fairly level, and a concrete path leading to the cottage.
There are two front entrances to the main cottage, the first has one small stone step of 12cm, leading up to the front door. The main door is 80cm wide leading into a tile surfaced utility area. The second front entrance has three stone steps of 17cm, leading up to the front door with a handrail on both sides. The main door is 81cm wide leading into a hard surfaced hallway.
The adjoining annexe (known as Locks Cottage) has a 12cm slate step, leading up to the front door with a further small 7cm step into the cottage. The main door is 80cm wide leading into a tiled hallway.
In the main cottage there is a utility area including a butler sink, washer, dryer and a large freezer. There is plenty of storage space for coats, wet boots, prams, etc. A further 68cm door leads to a short hall. To the right through a 70cm door is a small ground floor toilet. Turning space is approx one metre, so is limited, but it is conveniently located near the front door for use on the way in/out of the property.
The hallway then leads ahead into a carpeted and spacious living room. There are firm and comfortable electrically reclinable arm chairs around a real (wood/coal burner) feature fireplace and a widescreen TV. A further 70cm door leads into a rear quarry tiled lobby, off which are stairs to the first floor and the back door to the garden.
Accessing the cottage through the second front door, on the left is a utility cupboard with a washer-dryer and butler sink, accessed by a 64cm wide door. In the other direction are two large 100cm wide doors. The first door leads into a quarry tile surfaced games room. This has its own toilet through a further 64cm wide door. This toilet is very restricted to manoeuvre within, being only 60cm turning space inside, however it is conveniently located for downstairs use.
The other large door from this entrance leads into a second large living space, which is all surfaced with a hard wooden floor. This combined second living room, kitchen and dining area is open plan. This kitchen has fitted worktops at 92cm high, and is fully fitted with an electric cooker, microwave, dishwasher, fridge, freezer, toaster and also a large Aga providing constant heat and warmth when required. The dining table is 73cm high with twelve chairs. The living area features large armchairs, all of which are firm, comfortable and electrically retractable, surrounding a widescreen TV and gas (log burner effect) fire.
In the adjoining Locks Cottage, upon entry through its front door to the left is a utility cupboard with a sink and washing machine. To the right the hallway leads through a 70cm door into its own kitchen-diner area. The spacious kitchen again features large fitted worktops, all 93cm high, a hard wood floor, and includes an electric hob/oven, microwave, fridge/freezer and a
butler sink. There is a small round 78cm high dining table with chairs. A 69cm doorway leads off the kitchen into the cosy living room. This living room is fully carpeted and also features large armchairs, all of which are firm, comfortable and electrically retractable, surrounding a widescreen TV.
In the main cottage there are fourteen carpeted 20cm stairs leading to the first floor with a continuous handrail on one side. A landing connects the length of the first floor, and there is a separate set of fourteen carpeted 20cm stairs also with continuous handrail which lead back down into the other main living area. At the top to the left through a 70cm door is the first bedroom. This is spacious and includes its own en-suite shower room and toilet - accessed by a small 9cm step up and through a 60cm wide door.
In the other direction from the top of the main stairs there is a smaller second bedroom. Another door of 75cm leads off the landing, down two large 22cm tiled steps, into a tiled bath, shower and toilet room. Care should be taken with the two steps, which are immediately below the door when entering the room, they do however feature handrails on both sides. The bathroom has slightly restrictive space to manoeuvre but is brightly lit and includes a large bath and a floor level shower (19cm step over cill).
Further along the landing and at the top of the second staircase, the next two bedrooms are both on the same level and accessed through 80cm wide doors. There are two 16cm steps down along the landing which leads to a further bedroom, a bathroom and shower room. The bathroom is large and spacious with its own toilet. The shower room also has a separate toilet and features a floor-level step in shower with a 19cm step over the cill. The bathroom and shower room are both tiled throughout, whilst all other parts of the first floor are fully carpeted.
In the adjoining Locks Cottage, from the living room there are twelve carpeted 20cm stairs leading to the first floor with handrails. The top of the stairs leads into the bright yet cosy double bedroom. The other direction leads into a tiled bathroom, which includes a large deep bath plus separate floor-level step in shower with a 19cm step over the cill.
From the main living room, the back door leads out by an 18cm high slate step down to a concrete surfaced area, which opens out onto the lawn. From the open plan kitchen area there is also a wide sliding patio door and two 17cm stone steps - a low stone wall surrounds an area of stone chippings and this leads out onto the lawn. From adjoining Locks Cottage living room there is a double door that leads out by an 18cm step down into the garden. The lawn behind Woolhanger Farmhouse is substantial, ideal for families. The rear garden and lawn can also be reached from the front of the property by a level path to the side. Woolhanger Farmhouse also has outdoor wooden tables and chairs, a barbecue, and an adjacent surfaced tennis court.
Throughout Woolhanger Farmhouse toilets are built with seats at 40-42cm from floor level as standard. Other than handrails where mentioned, there are no other specific features to aid mobility in the property. There is electric storage heating throughout in addition to other heating methods mentioned in the main description. As outlined in the detail above, there are a number of steps in the property and all the bedrooms are on the first floor. This property is suitable for anyone with mobility level 1 and the main part of the cottage may be suitable for those who are borderline level 1/2. The Farmhouse is particularly well suited to large groups, and the extra facilities including the games room makes it particularly appealing for families.
